Policies and Guidelines 

To reserve 50% of total rental is required in advance. 
The remaining balance should be paid in cash 30 days prior to arrival, plus incidental deposit. 
Incidental Deposit: 1 night for weekly stays, 2 nights for longer stays. Must be paid in cash upon arrival 
(Amount applied in case of damages or pending phone bills, reimbursed if not used after departure)

Cancellation Policy:
Up to 90 days before 100% reimbursement
Up to 60 days before 60% reimbursement
Up to 30 days before no reimbursement ,alternative dates provided upon availability

Check in after 3pm and check out is at 11am

Directions from Cancun Int’l Airport: take the Cancun bus to downtown bus station (30 mins /US$5 p/person,)
Take taxi to Puerto Juárez (10 mins/ $5 US approx.) then the boats to Isla Mujeres Isla (15 mins. y $4US p/person)
once in the Isla take a taxi to Sac Bajo (15 min./ $6 US approx). The house is the second property north of Hotel Rolandis.

The following suggestions and house rules are to make your stay more comfortable, allowing us to better serve you.

The Casa del Capitan was built in 1987. The property represents Capitan Luis Carranza´s dream to retire to this island after being an airline pilot, He, his ex-wife and 3 children (living now in Central Mexico) used to vacation to this island in the 60’s even before CANCUN was even developed. is our family vacation house. The house is the family vacation home that is why it is not offering hotel service but a cozy, informal, family type of service. We hope you enjoy the property as much as we do.

Irasema is the housekeeper and cook. Antonio, her husband takes care of some of the maintenance and 24 hour vigilance. Their two daughters Eli and Anita live with them in the small house outside of the main house. They are a very honest family and are very happy to take care of you during your stay and although they do not speak English, someway or another they will manage to communicate with you. Try your Spanish or Mayan words with them.

Pool deck and Ocean
Swimming in the sea in front of the house is safe, it varies in depth but in general it is not too deep. You may swim to the Dolphin Discovery or just out front. 

The house pool is filled with sea water and changed every three or four days. It has no chemicals added to avoid polluting. Please do not take glass bottles to the pool area to avoid accidents. 

There is an outdoor shower for your convenience. 

Dry off before entering the house as the floors inside and outside on the terraces are very slippery when wet. 

Bathroom and Toilettes
Please replace the plastic lid on the shower drain after bathing. Please place the toilet paper in the waste basket and not in the toilet basin to avoid drainage blockage.

Meals
You may have your meals at the palapa or kiosk or at the house terrace. Try with candles at night . There is a grill that can be used as frequent as you want although the cook mainly uses the stove. 

Regarding meals, your main supermarket should be done by you downtown where there is a San Francisco Supermarket that carries most basic items. Should you ran out of something Irasema or Antonio will be happy to get it on their mopped. Should a taxi be needed, please pay for it yourselves. Sale ticket will be delivered to you along with your change. Fresh fish is available with the local fishermen in town. They arrive after 11 am daily unless there is bad weather. Occasionally they come to offer lobster or conch directly to the house. The fish cooperatives carry frozen fish with many varieties to choose. If you definitively want to have lobster of conch, ask Irasema with at least one day in advance. Prices are approx. the same as international and sold by kg (2.2 Lbs. per kilo).

Irasema is a very good cook for local dishes of the Yucatan Peninsula. The local food is very tasty and unique. It is a mixture of Spanish, Mayan and Arabic cuisine adjusted to local herbs and ingredients. You could try her: fish "tikin shik" style, beans and pork, poultry with black filling, octopus with olives and capers, meat balls, lima soup, corn panuchos and salbutes. She can also cook more simple things such as grilled meat and poultry, salads and omelet’s. Please give her an idea of what you would like to eat. 

The cook is responsible for preparing two meals a day, either breakfast and lunch or breakfast and dinner. Please coordinate with her the approximate times for your meals. She will cook and wash dishes. Please help her with the serving.

Energy Servings and Precautions
When the microwave is in use, do not use the electric toaster oven simultaneously to avoid power surcharges. Close doors and windows before the sunset to keep mosquitoes out. Do not keep the lights or the air conditioning on when leaving the room or premises to help conserve energy.

Housekeeper services
The housekeeper will make the beds daily however sheets ands towels are changed every third or fourth day. Please do not mop the floors with towels. Beach towels can be provided upon request but are not to be taken out of the premises.

Some personal laundry can be washed by the housekeeper for an extra charge. For US$8 or MN$80 pesos per washer charge. Hand washed items are charged at US$.80 or MN$8 pesos

We appreciate it if you smoke outside.

Phone calls are to be self managed. Please deposit in the box or make a list to be paid before departure: local calls (include Cancun) US$.50 of MN$5 pesos for three minutes
Calls to Canada or USA US$5.00 or MN$50 pesos for 3 minutes
Calls to Europe US $10 or MN$100 for three minutes

Deposit for Incidentals
One night per week of stay should be paid in cash upon arrival to the housekeeper. Before you leave take time to tell her if anything was broken or if phone calls were made and not paid. She will deduct it from the deposit and if there is nothing misplaced or broken and phone calls are paid, you deposit will be fully refunded. Should we need to wait for the phone bill to come, your deposit will be mailed to you once the bill arrives. Please indicate the address to mail it (we will mail you a USA bank check).

Your comments and suggestions are very valuable to us. Please before you leave write us a note in the comment book with you comments. Do not hesitate to comment anything, this way we can improve the service and comfort to you.

Tips to the employees are welcomed upon departure, if you feel you were pleased.

SUGGESTIONS

If you want to enjoy beach walking nearby, walk south on the main road for about 300 meters or 600 feet to a property named “Marina Isla Mujeres” and walk to the beach through the property, just say you are guests at Capitan Carranza´s house. You will find it is at least 3 km pleasant walk

Golf carts, mopeds and bikes can be rented downtown per day.

El Garrafon" is the famous reef of Isla Mujeres. You can go through the park for a set fee or you can go in for cheaper by entering through the neighboring property hotel El Garrafon de Castilla. The managers of Garrafon allow day guests of El Garrafon de Castilla to use the docks and swim on the reef side.

Rolandi Hotel next door can deliver their famous pizzas to the house upon request, ask for their menu.

Ask the housekeepers for brochures of where to go on the Island or in Cancun. Excursions to the Mexican Riviera such as X-caret, Playa Del Carmen or Xel-Ha can be arranged through a travel agent or at the local bus station in Cancun. Call Mundaca Travel for Cancun bus schedules to nearby attractions.
